FAQ and house rules

Everything you'd want to know.

Booking, arrival, the cabin, dogs and house rules. Still wondering about something? Ask Dana.

Booking and payment

Why book direct instead of on Airbnb?

You save on platform fees. Airbnb now takes its full 15% from hosts, so the same night costs more there. A $500 night here is $575 on Airbnb, about 13% less when you book direct. Same cabin, same host, same cleaning.

How does booking work?

Pick your dates on the Rates & Booking page to see your total. At checkout you tell us about your stay (adults, children and dogs), upload a photo of the lead guest's driver's license, sign the rental agreement and add a card. Dana reviews every request herself. Once she confirms, your 50% deposit is charged and you get your arrival details.

When is the balance due?

The 50% deposit is charged when Dana confirms your booking. The remaining balance is charged automatically 30 days before check-in.

What fees and taxes are added?

A $150 cleaning fee per stay and the 6% Vinton County lodging tax. There is no pet fee and no extra-guest fee for up to 9 guests.

Is there a minimum stay?

2 nights. Over New Year's, July 4th, Labor Day and Thanksgiving, the minimum is 3 nights. Holiday weekends are priced separately.

Do you offer discounts?

Yes, 10% off stays of a week or longer. We don't sell gift certificates.

Why do you ask for a driver's license?

For proof of identification. The person booking must be 25 or older and staying at the cabin. We don't accept bookings made on behalf of someone else.

What is the cancellation policy?

Cancel at least 30 days before check-in for a full refund. Cancel 7 to 30 days before check-in and we refund 50% of the nightly rate. Cancellations within 7 days of check-in are not refunded.

Arrival and checkout

What are check-in and checkout times?

Check-in is after 3 PM and checkout is by 11 AM. Check-in is self check-in, so you can arrive on your own schedule. Early check-in or late checkout isn't guaranteed, but ask. When the schedule allows, it's free.

Where exactly is the cabin?

In the Hocking Hills region of southeast Ohio, near New Plymouth in Vinton County. It sits far back from a quiet gravel road and can't be seen from it. We send the exact address and directions after you book.

Any tips for arriving?

Try to arrive before dark on your first night. The drive is easy, but the woods get truly dark and it's nicer to see the place in daylight. The driveway is flat with plenty of parking, so you don't need four-wheel drive.

What do you ask at checkout?

Just two things: load and run the dishwasher, and take the trash to the cans on the porch.

How much notice do you need?

At least 24 hours before check-in, so our caretaker has time to get everything ready.

The cabin

How many people does it sleep?

Up to 9. The master bedroom has a queen, the second bedroom has a queen and a twin, the lower-level bedroom has a queen, and a twin trundle on the lower level sleeps two more.

Is there Wi-Fi? What about cell service?

Yes. Viasat satellite internet runs about 40 Mbps down and 5 up, fine for email, browsing and streaming, with a little lag on video calls. Heavy storms can slow it. Cell service is weak in the woods, so turn on Wi-Fi calling before you arrive. There's a dedicated workspace if you need to get some work done.

Is there air conditioning and heat?

Yes. There are A/C units in both main-floor bedrooms, the great room and the lower level, plus ceiling and portable fans. The high ceilings and shade trees keep the cabin naturally cool. For winter there is central heat and a wood-burning fireplace.

Is the cabin good for guests who can't do stairs?

Mostly. There are a few steps up to the front door, with a railing, and one flight of stairs to the lower level. Guests who would rather skip stairs can stay entirely on the main floor, which has two bedrooms, two bathrooms, the kitchen and the great room.

Which bathroom has a tub?

The full bath off the great room. The master and second bedroom share a Jack-and-Jill bath, and the lower-level bedroom has its own bath with a shower.

What should we bring?

Groceries, drinking water, firewood and your streaming logins. Linens, towels, toiletries, coffee, sugar and sweetener are all provided. Firewood isn't, but Campbell's Market in McArthur sells it.

What TV is there?

Dish satellite TV and a Roku. Bring your own logins for Netflix and other apps.

Is the water safe?

The cabin runs on well water. Well water in this area doesn't taste very good, so we recommend bringing your own drinking water.

Dogs

Are dogs allowed?

Yes, up to 4 dogs, with no pet fee. Please crate them when they're alone in the cabin (a large crate is there for you), keep them off the furniture and pick up after them. The backyard is open, not fenced.

My dog sleeps with us. Is that OK?

It is. Just bring a blanket or comforter from home to put over the bedding.

Which Hocking Hills trails allow dogs?

Leashed dogs (6 feet or shorter) are welcome at Old Man's Cave, Ash Cave, Cedar Falls, Rock House and Cantwell Cliffs. Conkle's Hollow is a state nature preserve and doesn't allow pets. Our guide to Hocking Hills dog friendly trails has the details.

House rules

What are the house rules?

The person booking must be 25 or older with a photo ID and staying at the cabin. Up to 9 guests and 4 dogs. No smoking, parties or events.

Anything to know about the land?

Wear real shoes on the trails, stick to mowed paths and trails (poison ivy grows in parts of the woods), and keep an eye on kids around the ponds and creeks.
